After the spike in inventory in Q2 2014, the homes are steadily selling and pending sales are up 17% over last quarter. New inventory is down slightly from last quarter. The large variety of inventory shows the highest sale at $3,925,000 and the lowest sale at $925,000. Days on the market has stretched to 53 days, but that is largely due to three larger homes, including one short sale, that had been on the market for over 150 days. Homes with flatter lots and less verticality generally sell more quickly. Although really updated interesting homes defy that generality with the contemporary home on 3525 Oak Knoll selling quickly well over the list price. While auction pricing usually is not a good strategy up in these hills, there were two stand outs that closed far over their asking prices: 3928 Lakemead ($600k over list) and 322 Summit ($550k over list). Sales are strong and inventory is better making it a good time to be a buyer or a seller in Emerald Hills.
