Sell your house on the MLS.
A pair of SF real estate agents analyzed the share of off-MLS property listings in San Francisco, using data from SFAR and San Francisco’s assessor’s office. They compared homes that sold after listing it on the MLS to those that sold off-market. These findings are germane to our Peninsula real estate market because both markets have high prices, and many sellers prefer to list their homes off-market, especially at the high end.
Here’s what they found in San Francisco in 2013:

- 11% of overall home sales in SF were off-MLS
- 20% of sales above $3.5M were off MLS

- off-MLS : $700,000 median price
Condo Home Sales: MLS vs off-MLS:
