Menlo Park Sharon Heights

Q4 2013 Market Update: Sharon Heights, Menlo Park

Sharon Heights

Real Estate sales in Sharon Heights ended the year on a high note with one of its priciest homes selling in November for $3,895,000, $88,000 less than asking price. (A 5 bedroom, 4700sf, 9 year old home.) In 2013, per the MLS, 21 single family homes sold in Sharon Heights, most within the $2m-$3m price range. The median price was approximately $2.5m with median lot size of 13,000sf and median price/sf of approximately $900. With that said, there were 6 homes that sold in the $3m+ range, including a 6000sf home that sold off the MLS for $5.5m. Lot topography and views can significantly impact sales price, so expect to pay more for a view of the Sharon Heights Country Club fairways or the East Bay hills.

Typically known for its ranch style homes built in the 1950′s, Sharon Heights is a neighborhood with something for everyone. Because this development was so thoughtfully designed, to the casual passerby, one might never know that there are an array of beautiful townhomes and condominiums also discreetly intertwined throughout this neighborhood. In 2013, including the outlying Sand Hill Development, there were approximately 60 condominiums/townhouses that sold ranging in price from $2.395m for a 3300sf luxury townhouse to $317k for Senior living. With top-rated Las Lomitas School District as well as Phillips Brooks School, convenience to shopping and dining, a centrally located park and easy access to downtown Menlo Park and Hwy 280, Sharon Heights continues to be a desirable neighborhood.
